Older shingle roofs
Shingles in our heat lose their grit and curl at the edges well before the age printed on the package. If shingles look bald or cupped, or the gutters are full of grit, the roof is near the end. A repair can buy time. A full replacement is often the better spend once more than one slope is going.
Low-slope additions
Room additions and patio covers were often tied into the main roof with a low pitch and roll roofing. Water sits there, and the seam where the two roofs meet opens up. Those leaks show up inside along the old exterior wall. The fix is new flashing at the tie-in and a proper low-slope membrane.
Ask before you buy
If you are buying a Montclair home, ask for a roof inspection with photos. Older homes here sometimes have two layers of shingles, which changes the cost of the next roof.
